Excalibur Brewing coming to Old Town Spring
Excalibur Brewing has leased 2,500 SF at 26510-A Border St and is currently the only brewpub that will produce beer on site in Old Town Spring. The owners, Jeff Colwell and Jeremy Hahn, bring a combined 10+ years of craft beer brewing experience and are passionate about producing great flavor and diverse beer styles. Excalibur’s plans include a tap room, open viewing of the production line and an outdoor beer garden offering local craft beer seekers and families a quiet, fun place to relax. They are projected to open late summer/early fall. Foldetta Commercials’ Jeff Swearingen represented the Tenant.
FINS swim school announced a new Birnham Woods Marketplace in Spring location.

FINS swim school represented by Foldetta Commercial in The Woodlands will be opening its second Spring location at 4057 Riley Fuzzel Road, Spring.
FINS will occupy a 9,700-square-foot, freestanding addition to Birnham Woods Marketplace. Construction on the annex started in May, and construction is expected to be completed in October. An opening date has not yet been announced.
FINS Birnham Woods Marketplace will feature two pools—one for beginners and the other for more advanced swimmers—and will offer private, semiprivate and group programming ranging from water introduction for children starting at 6 months to training for competitive swimmers of all ages, including initiatives specific to USA Swimming and triathletes.

The Woodlands Office Submarket – Poised to Remain Strong

The Woodlands office, one of Houston’s best performing submarkets in terms of demand finished 2018 with a positive absorption and a total vacancy rate of 10.6%, leading all Houston area submarkets in terms of demand over the past year. In Q1 2019, The Woodlands boasted a vacancy rate of 9.1%, one of the lowest out of the five largest submarkets in the Houston metro by total inventory.
Currently under construction is approximately 280,000 sf of office space, a large percentage comprised of CityPlace 1 and 2 in Springwoods Village, expected to be deliver by mid-2019. An additional 568,000 sf Hewlett Packard Enterprise campus is scheduled to begin construction in late 2019 in Springwoods Village.
Long term, The Woodlands office is poised to remain one of the strongest submarkets in the Houston metro.
